About this deal

The property is very private with no immediate neighbours and with the land surrounding the Homestead is a secluded property with views over the countryside and Carsington Water. Stylish property with splendid countryside views and amenities to enjoy including a private hot tub and access to shared sauna, tennis court, croquet lawn, games room with pool table, table football/tennis and darts. The family shower room has been well fitted and comprises; corner shower cubicle with shower over, vanity wash hand basin with cabinet storage beneath, low flush WC, airing cupboard housing hot water tank with slat shelving. This inspection was the fourth inspection of Oldfield Farm. At our previous inspection in December 2018 we issued the provider with five requirement notices with action the provider must take to meet: Most important amongst the finds has been a large iron cylinder now used as a water tank at Johnson's Farm on the Ardington Estate near Wantage. This may have been purely a storage tank, but as it is fitted with bolted flange outlets, it was most probably a distillation cylinder. Similar tanks were used at Ardington, one as part of the tower in the walled garden at Kitford, the other installed underground at the estate workyard.

The property is sold subject to and with the benefit of all other rights of way, wayleaves and easements that may exist whether or not they are defined in these particulars. In its entirety with both lots it offers quite a rare opportunity to acquire a farm in this stunning area. Bill was born in 1943. His grandfather was farm bailiff at a farm near Buxton, and later the family had the grazing rights of around 5,300 acres of high moorland around the Cat and Fiddle. Bill, himself a full-time shepherd at the age of fourteen, describes how children were part of the workforce even before they left school. The service did not have enough staff although this was covered by staff working extra hours and the vacant post had been advertised. The farm was established by the present owners in the 1980’s as a dairy farm. The Garden Room is double glazed to three aspects and overlooks the log cabin. It has tiled floors, door to side providing external access. With a light railway and a turbine-driven mill, it is obvious that only the very latest had any place on Campbell's estate. The main cultivations were carried out by one pair of 20 hp and two pairs of 30 hp Fowler ploughing engines, the 30 hp being over twice the size of normal engines and the largest built at that time. They pulled six-furrow ploughs and at times worked through the night by 'lime light'. Deep cultivations were also tried, and ploughing to the depth of 30 inches is recorded. He also arranged that the water pumps could be driven by traction engine in times of drought. Similarly, the Oldfield mill could be driven externally by traction engine should the turbine fail. Traction engines were also widely used for estate duties.

The service was easy to access. Staff planned and managed discharge well and had alternative pathways for people whose needs it could not meet. Managers ensured staff received training and supervision. Staff worked well together as a team and with relevant services outside the organisation. Occupying an idyllic location on the edge of Carsington Water. Four bedroom detached bungalow, log cabin, outbuildings and set in 20.94 acres. The Holding is subject to an agricultural occupancy restriction. A further 40.05 acres available as a separate Lot. Oldfield Farm provides accommodation and substance misuse rehabilitation interventions for up to four women, aged over 18 years. Women can also be accompanied by children aged up to seven years old. Clients had been assessed as needing residential support to assist their recovery from addiction to drugs, alcohol, or other addictive behaviours. The service offers a structured recovery programme including relapse prevention, life skills, individual targeted recovery support, and skills for work training projects. Principles of Christian spirituality and faith run through the structured recovery programme. The service does not offer detoxification treatment interventions. The structured recovery programme runs for six months. Clients can reside at Oldfield Farm for up to nine months as required, with the option of residing at the provider’s step-down facility for up to two years. Placements at Oldfield Farm can be funded through local authorities, state benefits, or privately. When we inspected, Oldfield Farm had two clients admitted.Cambridge Monitor Farm will run from 2022–2025. The bedrooms are accessed from the Hallway.
